Here you will find plenty of bars and eateries in addition to the more practical amenities needed for everyday life: banks, medical center, pharmacy, gym, small supermarkets etc. The much larger market places of both Albox and Huercal Overa are within 10 minutes. . The beautiful beaches of Almeria are within a 25-30 minute drive. Both the cities of Almeria and Murcia are within easy reach, each with international airports.
The villa has a very striking exterior and has been designed with light and space in mind. An arched glass door giving access to a very large conservatory, dining room / 2nd living room with three further beautiful arched windows (2 of which have retractable awnings) that look out over the gardens / pool and from where there are lovely views. From this conservatory, the first door to the right leads to the much larger than average kitchen with polished granite worktops (all kitchen appliances remain). Another double sliding door next to the conservatory leads into the very generous living area which benefits from a good quality corner mounted pellet burner. At the rear of the kitchen, a doorway leads to a small hallway where you have a spacious fully equipped bedroom and the first double bedroom. On the other side of the lounge is access to the very spacious master bedroom with a large en-suite bathroom and a very useful spacious walk-in closet.
All main rooms have hot and cold air-conditioning and mosquito nets are fitted throughout. The property also has a drinking water system, backup water tank and water pump.
For the annual costs such as: property tax, water, electricity, pool cleaning, internet, construction and home insurance, you have to charge between 3,180 and 3,700 euros for the year. That is very economical.
In the garden, a single iron gate leads to a terraced path that leads you first to the entrance of the villa and then to the main garden. Here you will find a large sun terrace / patio containing the 8 x 4 shaped private pool with side steps. To the left of the pool you have an outdoor shower that is walled in and tiled with traditional Spanish tiles. The gardens are full of beautiful mature palms, yuccas, fruit trees and a whole host of colorful shrubs and enjoy beautiful views of the surrounding hills. The sun rises every morning in front of the pool of the villa. There is sun all day long.
The current owners have not been able to use the house for a number of years (although it has been rented out in the meantime), so the villa and the garden are not at their best. Work is required as below to get the villa and gardens back to top condition and in the pricing of the villa as the owners have more than reflected this. Work required - (outdoor) gardens are quite overgrown in places. The pool is a molded unit and has been very faded and the rim above the water level has deteriorated - it is clean and functioning but would benefit from repainting and a new rim would cost between 800-1,000 euros. Some tiles are lifted - cracked on terraces - Max 300 euros are needed to replace-repair this. Holes and cracks on the inside where there were photos (which are no longer there) need to be filled and the whole villa can benefit from a 850-1,200 euro repainting. The kitchen is in working order and the granite worktop is perfect - so not essential - probably as is often the first thing new buyers do will be replaced, charge 5,000-8,000 euros for this including new appliances. We have a bank of established and renowned craftsmen available who can do all the work required.
